The eastern approach to Sooke
Is Saseenos the Right Part of Sooke for You?
Saseenos sits on the eastern side of the Sooke area, where the drive toward Langford begins to shorten and the housing becomes more varied. Depending on the road, buyers may find established detached homes, larger lots, rural-edge properties, ocean views and homes closer to the Sooke Basin.
The name covers more than one type of setting. A house near Highway 14 can have a very different level of traffic, privacy and road access from a property tucked farther uphill or closer to the water. I look at the exact address and daily route rather than treating Saseenos as one uniform neighbourhood.
Saseenos at a Glance
Setting
The eastern side of the Sooke area, between the town core and the drive toward the West Shore.
Common homes
Detached houses, larger lots, rural-edge properties and selected ocean-view or waterfront homes.
Good fit for
Buyers who want Sooke’s setting while keeping the eastward commute and regional travel in mind.
Homes and Property Types
Established Detached Homes
Housing age and style vary widely. Some properties offer traditional family layouts, while others have been renovated, expanded or adapted over time. Compare mechanical systems, drainage, storage and parking rather than assuming two nearby homes are similar.
Larger Lots and Rural Features
Some Saseenos properties provide more land, mature trees, workshops or room for outdoor projects. Usable land matters more than the advertised lot size, especially where slope, rock, drainage or access reduce flexibility.
Views and Coastal Position
Certain properties may have views toward the basin or direct shoreline influence. Confirm what is actually visible from the main living areas, how neighbouring vegetation may change the view and whether waterfront access is legally part of the property.
Location, Travel and Daily Life
Saseenos can appeal to buyers who travel east regularly because it is positioned before central and western Sooke. That doesn’t remove Highway 14 traffic, so I recommend testing the drive at the same time you would normally leave for work, school or appointments.
Parts of the area are near trails, schools and outdoor recreation, but walkability varies greatly by address. Confirm safe walking routes, transit stops, cellular coverage and the distance to groceries or services using the property itself as the starting point.
What Buyers Should Investigate
- Listen for road noise at different times of day when the home is near Highway 14.
- Confirm whether the property uses municipal or private water and wastewater systems.
- Inspect driveway grade, drainage and winter access rather than judging only the house.
- Check title, easements and shoreline rights for properties near the basin.
- Use the SD62 School Locator for the exact address instead of relying on a neighbourhood assumption.
- Compare the eastward travel advantage with the property’s privacy, exposure and servicing.

Selling in Saseenos
Saseenos marketing should make the location easy to understand. Buyers may value a shorter drive east, a larger property, a view or a quieter position away from the highway. Good photography and clear property details should show those advantages while answering practical questions about access, water, septic, parking and updates.
