An ocean-view property can sit well above the shoreline, across a road or several streets inland. It may have no legal access to the water. Keeping those categories separate helps buyers compare value and maintenance without paying for an assumption that the title doesn’t support.

Also consider neighbouring roofs, utility lines, roads and future building sites. The setting around the water is part of the view.
Trees, Development and Long-Term Outlook
Ask who owns the land between the home and the water. A view over another private parcel can change if trees grow or development occurs. Public land, road rights-of-way and protected areas can also affect what may happen, but buyers should confirm the details rather than assume the view is permanent.
Tree work may involve neighbours, local bylaws, environmental restrictions or professional advice. Don’t base a purchase on a plan to open the view unless the plan has been properly investigated.
Elevation, Driveways and Weather Exposure
Elevation often creates the view, but it can also mean steeper driveways, stairs, retaining walls and stronger wind. Check access in wet weather, outdoor comfort, drainage and the maintenance needs of exposed siding, decks, windows and roofs.
Sun orientation matters too. A west-facing outlook may provide evening light, while another property may receive less direct sun because of the slope or surrounding forest.

Marketing should show the view honestly from the main living spaces and outdoor areas. Buyers appreciate knowing whether the outlook is broad, framed, seasonal or seen mainly from an upper level.
