What the July 2026 Numbers Show

Sooke recorded 31 residential sales in July. The detached-home benchmark moved lower from June, while the townhome benchmark edged higher. Buyers had more time to compare options across the wider Victoria Real Estate Board region, but individual Sooke properties still varied greatly by location, condition and ownership type.

What Changed in July
Sooke recorded 31 residential sales during July 2026: 24 detached homes, 3 condos, 3 townhomes and 1 manufactured home. One lot or acreage property also sold.
The detached-home MLS® HPI benchmark was $816,600, down 1.3% from June 2026 and 5.1% from July 2025. The condo benchmark was nearly unchanged from a year earlier, while the townhome benchmark was modestly higher.
These figures describe broad market movement. They do not show the value of an individual home, and they do not account for the large differences between a village-core townhouse, a rural acreage, a waterfront home and a newer detached property in Sunriver.

A note about smaller categories: only three Sooke condos and three Sooke townhomes sold in July. A single month of sales can be affected by the mix of properties that happened to sell, so I would not use those counts alone to call a trend.
Greater Victoria Context
Across the full Victoria Real Estate Board region, 673 properties sold in July. That was 1% fewer than July 2025 and 6.4% fewer than June 2026. There were 3,847 active listings at month-end, up 3.9% from a year earlier.
That wider inventory gave many buyers time to compare their options. Sooke buyers still need to look beyond the headline numbers because servicing, access, strata details, waterfront exposure and property condition can have a large effect on value and future costs.
